The honest starting point

Cheap coastal days with one hard question: how do you stay?

Picture dawn on the beach in Da Nang. Fishermen pulling nets, coffee thick with condensed milk, scooters already moving like water. By lunch you are in Hoi An under lanterns, or in Ho Chi Minh City where the whole street seems to be cooking.

Vietnam is compelling to American retirees because the ordinary day can feel full for very little money: good food, safe streets, private clinics, warm weather, and real energy. The honest brake is major. Vietnam still has no proven, simple retirement visa.

And it isn't one answer. Da Nang is the beach city. Hoi An is the small, beautiful riverside town. Ho Chi Minh City is the big, noisy medical-and-expat hub. All three are cheap; none gives you an easy long-term retirement landing yet.

Compare the cities

The Vietnam spread is narrow and low: about $1,800/month in Hoi An, $1,900 in Da Nang, and $2,000 in Ho Chi Minh City for a comfortable couple, with visa and tax uncertainty doing more damage than rent.

Visa & residency

AS OF 2025–26
No retirement visa — Golden Visa pilot (GV-Investor/GV-Talent, from Jul 2026), DT investor visa, or 90-day e-visa runs

Vietnam is the clearest 'love the life, question the legal stay' country in this group. The standard retirement-visa door is not open in a settled way.

Today
No dedicated retirement/passive-income visa is reliably available.
Fallback
Many retirees use 90-day e-visas with border runs, or a capital-linked DT investor route.
Golden Visa
A pilot is reported live as of July 1, 2026, but its two tracks are a $300,000 one-time investment (GV-Investor) and a credentialed-specialist GV-Talent route — the draft-era retiree track with a pension floor was not enacted, and the program is too new and unconfirmed to plan around.

Do not build a full relocation plan on an announced or brand-new program until processing, renewals, and exact rules are working on the ground.

Taxes. Worldwide income for tax residents (183+ days/yr or a registered/leased home), taxed at progressive 5-35%. That can include US Social Security, 401(k)/IRA withdrawals, pensions, rental and investment income. There is NO US-Vietnam double-tax treaty and no totalization agreement, so treaty relief is unavailable and you rely on US foreign tax credits to avoid double taxation. Staying a non-resident (under 183 days) limits Vietnamese tax to Vietnam-source income only. Get cross-border tax advice. (PwC Worldwide Tax Summaries, 2025-2026.)
Climate & regions

The regions at a glance

The right shortlist depends less on the country and more on the region — climate, altitude, flights, and the medical ceiling.

Central coast

Da Nang is the modern beach-city choice: lowest-friction daily life, good routine private care, better air than many Asian cities, and flood/typhoon season to respect.

Quang Nam

Hoi An is slower and prettier: lantern streets, a small expat scene, beaches nearby, and a medical reliance on Da Nang for more than routine care.

Southern metropolis

Ho Chi Minh City is the big-city play: stronger hospitals, a larger expat base, more pollution, more traffic, and the only direct U.S. flight among these options.

Fit

Who Vietnam is right for — and who should look elsewhere

Fits you if

You are adventurous, budget-focused, comfortable with Asia, and willing to treat visa and tax planning as core work rather than paperwork afterthoughts.

Look elsewhere if

You need a secure income-based retirement visa, treaty-friendly tax treatment, quiet streets, top specialist care in town, or easy frequent trips back to the U.S.
